Montium is an owner and manager of multifamily apartment communities, committed to creating exceptional residential experiences through proactive, dedicated, and reliable services. Our team is deeply invested in the well-being of our residents, ensuring each community feels like home through attentive, compassionate service and a genuine commitment to supporting individual needs.

Montium’s focus is about bringing overlooked and undervalued properties to the forefront by creating connections and providing residents with a home they can cherish and enjoy. This approach revitalizes poorly maintained spaces to help enhance the lives of our residents. By reimagining these forgotten assets, we create welcoming, sustainable living environments that foster a sense of belonging and community well-being.

Our Story

Three friends came together to form the initial vision of what is now Montium. As they considered their professional prospects, they forged their own paths to define their careers. Seeing the demand for multifamily property management services, their mission was simple: to maximize their investments while providing a seamless living experience. Sam Tress was instantly attracted to real estate, influenced by his father and his admiration for the buildings he grew up around in New York. He began acquiring properties and quickly grew by creating opportunities in undervalued and underserved areas. Similarly, Ben Ferziger entered real estate through family ties, managing family-owned properties in New York City and Pennsylvania, though he was eager to build something of his own. Israel Mendlowitz, CEO, was drawn to opportunity and business, and his strength in leveraging analytics helped change the look, process, and financial makeup of the company.

Together, they understand the unique needs of each property, which has become essential in connecting residents with staff. Today, Montium is a thriving business with a trajectory of success backed by a growing portfolio, and as the vision has evolved, the partners continue to look for opportunities to give residents a fulfilling place to call home.

Meet Our Team

Sam Tress

Founding Partner

Sam is a founding leader of Montium, having established the company in 2018 with a compelling vision to transform underutilized multifamily properties into vibrant, thriving communities. His strategic leadership has been fundamental to Montium’s rapid growth, expanding its portfolio from a single multifamily investment to managing over two dozen properties across key regional markets.

Real estate isn’t just business for Sam; it’s in his blood. Growing up in a family deeply involved in the industry, he picked up invaluable knowledge early on, laying the groundwork for his own path. Over the years, Sam’s knack for closing deals, his strong people skills, and his keen eye for spotting both gaps and hidden potential have earned him trust and respect across Montium and beyond.

Sam remains hands-on with every aspect of the company, ensuring Montium moves forward with heart and purpose – that includes a keen focus on the resident experience and community relations. His visionary outlook ensures Montium remains focused on long-term value creation, balancing disciplined growth with dedication to improving the communities where Montium operates.

Sam’s leadership continues to position Montium as an innovative and trusted name in multifamily real estate investment and management. His unwavering belief in the power of positive culture and teamwork has been central to shaping Montium’s story—and keeps the company moving confidently toward the future.

Ben Ferziger

Founding Partner

Ben’s passion for real estate was cultivated from an early age, growing up immersed in family-owned properties that fueled his curiosity and commitment to the industry. Drawing on this foundation, he independently pursued real estate deals, steadily carving his own path and establishing a reputation for strategic deal execution.

As a founding partner of Montium, Ben leads the company’s acquisition strategy, bringing a hands-on approach to deal origination, due diligence, and rigorous transaction analysis. His expertise is complemented by his ability to build authentic partnerships with investors and brokers—relationships that have been pivotal in navigating complex transactions and uncovering unique opportunities.

Ben’s distinctive blend of deep market knowledge and creative problem-solving continually enhances Montium’s portfolio and returns. His leadership has been instrumental in scaling the company’s footprint, positioning Montium as a dynamic and innovative force within the competitive real estate landscape.

Israel Mendlowitz

Founding Partner & CEO

Israel is the Co-Founder and CEO of Montium. His interest in the inner workings of business was driven by a desire to understand how successful companies are built and sustained. That curiosity evolved into a passion for creating something of his own, ultimately leading him to real estate, where he found the opportunity to combine strategic thinking with long-term value creation.

Israel’s meticulous attention to detail and data-driven approach were instrumental in shaping the company’s foundation. From tracking multifamily property leads to designing scalable systems, his discipline and foresight helped transform Montium from a startup vision into a thriving real estate enterprise.

Israel leads Montium with a strategic focus on growth across every aspect of the organization, including finance, operations, human resources, building services, and marketing. His leadership is defined by a commitment to excellence, integrity, and long-term impact, building not just properties but a legacy of enduring value.

Shimmy Sanzer, CPA

Chief Operations Officer

As COO, Shimmy keeps the company growing on an upward trajectory. With extensive experience in both real estate and accounting, he oversees all of Montium’s operations and accounting activity. A strong leader, Shimmy empowers each member of the Montium team, drawing out their strengths and cultivating a positive, collaborative work environment. Before joining Montium, Shimmy worked as an accountant at PWC and EY.

Ephraim Hoffman Headshot

Ephraim Hoffman, CPA

Director of Finance

When Ephraim joined Montium in December 2020, he was drawn by the pace, precision, and purpose of real estate finance. Coming from the world of public accounting, where results were often abstract, he was eager to be part of something tangible—where every calculation and decision directly shaped a community’s growth. Now as Director of Finance, Ephraim oversees underwriting for acquisitions, cash flow management, refinances, and sales, managing every detail from deal analysis to closing. His analytical mind, coupled with a love for technology, drives Montium’s data accuracy and deal efficiency, ensuring every transaction is seamless and strategically sound.​

Before joining Montium, Ephraim earned his CPA license and spent four years at KPMG, where he advised asset management clients on tax compliance for complex partnerships and pass-through entities. It was there he built his foundation in financial structure and precision—skills that now help him navigate multimillion-dollar acquisitions with confidence and insight. What began as a love of numbers grew into a passion for optimizing systems and seeing success in action.​

Outside the office, Ephraim serves as the treasurer for his local synagogue, where he applies his financial expertise to community projects and charitable programs. A father of six, he finds balance in family life, teamwork, and the occasional pickup basketball game—a perfect mix of structure and energy, much like his approach to finance.

Meir Munk

Director of Asset Management

Meir joined Montium in February 2020, bringing a sharp financial acumen and a strategic mindset to a company poised for rapid expansion. In his role as Asset Manager, Meir is integral to driving the financial performance and operational efficiency of Montium’s multifamily property portfolio. He oversees critical functions including budgeting, variance analysis, occupancy, collections, rent optimization, and quarterly financial reporting. His work ensures that each asset aligns with business objectives and delivers expected returns.​

Meir has been instrumental in the evolution of Montium’s financial operations, leveraging his expertise to develop and implement automated tools and streamlined processes that enhance decision-making and operational control. A licensed CPA, His ability to translate complex financial data into actionable insights has strengthened Montium’s asset management framework, supporting scalable growth from a smaller operation to a well-structured enterprise.​

Prior to Montium, Meir honed his skills at Grant Thornton as a senior accountant focused on state and local tax compliance for large multi-state corporations. There, he demonstrated a keen aptitude for process automation and data-driven solutions that improved efficiency across tax operations.

Beyond his professional responsibilities, Meir serves as co-treasurer for his synagogue, where he directs budgeting and financial stewardship for community programs and charitable initiatives. This role reflects his commitment to leadership, governance, and fiscal accountability—qualities he brings to his work at Montium. Meir also maintains a balanced lifestyle through cycling and personal interests, which supports his sustained focus and effectiveness as a finance executive. He holds a degree in Accounting from Fairleigh Dickinson University.

Dov Gottlieb

Regional Property Manager

Dov has been a key member of Montium’s leadership since its founding in 2018, playing an instrumental role in the company’s growth from its earliest days. He began by managing the Montium’s early acquisitions and swiftly expanded his oversight, embracing increasing responsibility as the portfolio grew to encompass multifamily assets across New Jersey and Pennsylvania. Throughout the company’s evolution, Dov excelled at implementing efficient operational structures, instituting robust workflows, and proactively mitigating risk at every property under his care.

Dov leverages a background in regulatory compliance that he gained at the Mark Hertz Company, where he led a division specializing in building violation removal across New York City.

His expertise in managing cross-functional teams has proven essential in supporting Montium’s expansion and ensuring operational excellence throughout the organization.

Outside the office, Dov values time spent with his family. Whether chasing his kids through a playground, or seeking new adventures, he finds joy outside the office in simple, everyday moments.

Howard Anemer

Regional Property Manager

Howard joined Montium in 2019 as a Property Manager and advanced to the role of Regional Manager. He currently oversees Montium’s Delaware, Philadelphia, and Pottstown portfolio, providing strategic leadership across multiple communities. In this role, he directs on-site teams, drives operational performance, and ensures properties maintain the highest standards of quality, efficiency, and resident satisfaction.

With a background in property management, Howard brings industry knowledge and a hands-on management style that fosters collaboration and accountability. His approach is rooted in proactive leadership and operational excellence, aligning team performance with Montium’s organizational goals.

Motivated by his brother’s experience in real estate, Howard developed an early appreciation for the industry’s impact on people and communities.

Known for being personable yet results-driven, he is committed to cultivating positive resident experiences and empowering his teams to succeed.

Outside of work, Howard enjoys spending time with his wife and two young sons.

Lisa Sharrer

Regional Property Manager

Lisa brings over 20 years of seasoned expertise to her leadership role overseeing Montium’s Lehigh Valley portfolio, combining a deep knowledge of property management with a natural talent for team-building and operational excellence. Her career has been marked by successfully managing complex challenges—from stabilizing underperforming communities to steering properties through unprecedented disruptions like the COVID-19 pandemic—with a focus on maintaining high standards of resident satisfaction and organizational efficiency.

With a comprehensive background in sales and full property management, Lisa’s strategic approach emphasizes proactive problem-solving and fostering collaborative on-site teams aligned with Montium’s core values. Her leadership is further informed by a genuine commitment to the communities she serves, balancing operational priorities with a nuanced understanding of resident needs.

Outside of work, Lisa’s dedication extends to her family as a mother of three and grandmother of seven, reflecting her commitment to strong relationships and community—qualities that resonate in her professional approach and the positive culture she nurtures within her teams.

Ryan Paslowski, CPA

Controller

Ryan serves as Controller at Montium, bringing over 12 years of progressive financial leadership within real estate accounting and asset management. As a licensed CPA in New Jersey, he oversees comprehensive accounting, financial reporting, and compliance functions across Montium’s portfolio of properties and corporate entities. Ryan’s expertise in optimizing accounting processes and enhancing operational efficiencies ensures the organization maintains rigorous financial discipline while supporting scalable growth strategies.

Before joining Montium, Ryan spent over five years with a real estate developer in New York City, where he grew from Senior Accountant to an asset management-focused role. His career started in public accounting, including time with Ernst & Young, where he worked with real estate and construction clients—laying the foundation for his deep understanding of both development and operations.​

When he’s not immersed in numbers, Ryan enjoys improving things in a different way—whether that’s taking on DIY projects, working on his fitness, or exploring the outdoors with family. An avid sports fan, he brings the same focus and persistence to his hobbies that he does to Montium’s financial success. He has a Master’s from St. John’s University and a Bachelor’s in Accounting from East Carolina University.

Jason Kahn

Senior Director of Marketing

Jason joined Montium in September 2024, bringing more than two decades of experience in brand development, marketing, public relations, event strategy, digital media, and content creation. His career spans multiple industries, unified by a consistent focus on driving organizational growth through strategic communication and storytelling.

Before joining Montium, Jason successfully led marketing and communications at Chelsea Senior Living, where he guided an extensive brand transformation and strengthened market presence across key communities. Previously, he advanced corporate communications initiatives for a financial technology firm, developing targeted strategies to elevate brand reputation and stakeholder engagement.

Earlier in his career, Jason spent ten years as a television reporter for News 12 New Jersey. His background in broadcasting honed his ability to craft compelling narratives—an expertise he continues to apply in shaping brand voice and executive communications today.

Beyond his professional pursuits, Jason enjoys reading, traveling, staying active, and spending time with his wife and two sons. He’s an active volunteer in his town which includes being President of the nonprofit 501(c)(3) Fourth of July Committee and a member of the municipal television committee.

Jason holds a master’s in communication from Purdue University and a bachelor’s in journalism and mass communication from the University of North Carolina at Chapel Hill.
